Mesa & Apache Junction RV Resorts: 12 Parks With 2026–27 Rates

Mesa and Apache Junction hold the densest cluster of RV resorts in the country. Along Main Street and University Drive east of Loop 101, one resort runs into the next, each with 700 to 2,000 sites, ballrooms, woodshops and pickleball courts. Almost all of them are age-qualified, most of their sites are occupied by park models, and their pricing only makes sense once you separate nightly, monthly and Jan–Mar seasonal rates. This guide does that, park by park.

Verified September 22, 2026: Cal-Am rates come from each resort’s 2026–2027 rate card on cal-am.com (effective May 1, June 1 or July 1, 2026). Encore policies and site counts come from RV on the Go and Thousand Trails. Encore does not publish fixed rates, so those are quoted live. Lost Dutchman fees are from the Arizona State Parks fee schedule, Usery Mountain from the Maricopa County Parks fee page, and KOA figures from Good Sam and RVParx because koa.com blocked our check. Quick answer: For a winter month in a Mesa 55+ resort with published prices, Towerpoint is the cheapest single Jan–Mar month at $1,555, and Good Life is the cheapest three-month package at $3,745, both plus tax and metered electric. Mesa Spirit, Viewpoint and Monte Vista are Encore resorts with live pricing only. If you are under 55, or want the desert rather than a resort, book Lost Dutchman State Park ($50 water and electric) or Usery Mountain ($40 in 2026, $50 from 2027). The Mesa/Apache Junction KOA is the all-ages full-hookup option from about $54 a night.

Drive times are off-peak estimates via US-60 or Loop 202. Cal-Am monthly rates above are the single-month January–March rate where the card breaks it out; see each resort for three- and four-month packages. All Cal-Am and Encore monthly stays add metered electric (and at some parks sewer, trash or water) plus tax.

The Encore (Thousand Trails) resorts#

Encore, the resort brand of Equity LifeStyle and Thousand Trails, runs three of the most-searched East Valley parks. All three share the same rules: at least one person per party must be 55, children and visiting guests are limited to 14 days, weekends need a two-night minimum and holidays three, and from April 15 to September 15 reservations are capped at 14 days per site. Pricing is dynamic, so the number you get depends on your dates, length of stay and whether you hold a Thousand Trails membership. For 2026–27 Encore is advertising $100 off a monthly stay (code 100Off) and $200 off a seasonal stay of 90–182 nights (code SFS200) at participating Arizona resorts.

Mesa Spirit RV ResortPark details →#

  • Hookups: Full, all sites 50-amp (30-amp adapters about $20)
  • Sites: 1,667
  • Cost: Quoted live by Encore. Campendium’s last user report was $60 a night (March 2024). Stays of 30+ days pay electricity separately.
  • Max RV length: 80 ft per Campendium; sites are tight, so confirm for anything over 40 ft
  • Reservations: rvonthego.com or 480-832-1770; monthly stays need a one-month deposit up to $750
  • Season: Year-round; 14-day cap per site April 15–September 15
  • Best for: Snowbirds who want the busiest social calendar in Mesa and don’t mind close neighbors

Mesa Spirit is the biggest search name in Mesa and one of the largest RV resorts in Arizona, at 3020 E Main Street. Its size supports three pools, five hot tubs, pickleball, tennis, a fitness center, woodshop, library and a large activity hall. It also means dense rows and narrow interior roads.

Reviews are split. Guests on shorter stays praise the pools and the guard-gate staff. Long-term residents on Campendium complain about water outages from old pipes and rent that rises every year. Book a site walk-through before committing to a full season.

Viewpoint RV & Golf ResortPark details →#

  • Sites: 331 RV sites listed by Encore (the full community is much larger with park models)
  • Cost: Quoted live. Stays of 30+ days pay metered electric and water plus trash, with a $150 electric deposit at check-in.
  • Max RV length: 50 ft per Campendium
  • Reservations: rvonthego.com or 480-373-8700; 1-27 night bookings refundable up to 2 days out, 28–184 nights up to 45 days out
  • Season: Year-round; 14-day cap per site April 15–September 15
  • Best for: Golfers, and anyone who wants mountain views instead of a Main Street address

Viewpoint, at 8700 E University Drive near the Superstition foothills, is the East Valley’s golf resort: an 18-hole championship course, a 9-hole executive course, a driving range and a putting green inside the gate. It adds four pools, seven hot tubs, two fitness centers, a restaurant, two dog parks and a hair salon. Maximum two dogs per site.

The location is its other advantage. Usery Mountain and the Salt River recreation areas are a short drive north, and further from the Main Street traffic than Mesa Spirit or Towerpoint. A 42-foot fifth-wheel owner on Campendium called the interior roads narrow but workable.

Monte Vista Village RV ResortPark details →#

  • Sites: 237 RV sites on 80 acres, alongside park-model homesites
  • Cost: Quoted live. Monthly stays require a one-month deposit up to $750.
  • Max RV length: 70 ft per Campendium

  • Best for: Tennis and pickleball players who want a smaller RV section than Mesa Spirit

Monte Vista sits near Ellsworth and Baseline in southeast Mesa, a short drive from Valle del Oro. Its five pools, three hot tubs, 12 tennis courts, 10 pickleball courts, lawn bowling and dance hall with stage make it as active as the bigger resorts on a site count that’s far easier to navigate. Reviewers call it clean and well maintained.

One Campendium reviewer was turned away at check-in over their RV’s age. Encore does not publish a rig-age rule for Monte Vista the way Cal-Am does, so send the year and a photo before you pay.

The Cal-Am resorts#

Cal-Am operates seven 55+ resorts in Mesa and, unlike Encore, publishes a fixed rate card. Rules shared across them for 2026–27:

  • Age: 55+ Active Lifestyle Community
  • Rig: fully self-contained, well kept, less than 10 years old (exceptions at management’s discretion), minimum 22 ft excluding hitch (18 ft at Mesa Regal)
  • Rates: based on two people; each extra person $3/day or $50/month. Daily and weekly rates include utilities. Monthly and multi-month rates add electric, sewer and trash billed monthly, plus tax.
  • Payment: daily and weekly stays are paid in full at booking and non-refundable; monthly stays need a $250 deposit and full rent at check-in
  • Discounts: all discount clubs (Good Sam, Passport America and so on) are blacked out January 1 to April 1
  • First-time guests: every Mesa Cal-Am page advertises $495 for one month in January, February or March 2027 by phone. Ask whether it applies to an RV site, what utilities it excludes, and whether it stacks with the three-month rate.

Valle del Oro RV ResortPark details →#

  • Sites: About 1,760 reported (Campendium), mostly park models
  • Cost: $94 daily, $580 weekly (utilities included); $1,820 single month; $5,045 for Jan–Mar; $6,120 four months; $1,880 fall special (Sept 1–Jan 1)
  • Max RV length: Not published; 22 ft minimum, RV under 10 years old

  • Best for: Snowbirds who want the deepest activity list in Mesa

Valle del Oro, at 1452 S Ellsworth Road, is Cal-Am’s flagship in Mesa and priced like it. The amenity list is long even by Mesa standards: two heated pools and spas, 12 lighted pickleball courts, eight bocce courts, 16 shuffleboard courts, a 1,500-square-foot woodshop, pottery and stained-glass studios, a 16-table billiards room, a model-train area and an RC car track.

The trade-off is the price and the scale. Its $1,820 winter month is the joint highest of Cal-Am’s Mesa resorts, and reviewers mention added fees and crowded activities in February.

Towerpoint RV ResortPark details →#

  • Cost: $85 daily, $505 weekly (utilities included); $1,170 off-season month; $1,555 single Jan–Mar month; $4,285 for Jan–Mar; $5,380 Jan–Apr; $1,880 fall special

Towerpoint, at 4860 E Main Street, has the cheapest published January–March month in this guide at $1,555, and its three-month package is $760 less than Valle del Oro’s. Pets need current rabies, distemper and Bordetella records for the whole stay, and Class B vans aren’t listed on the rate card, so call first if you drive one.

Mesa Regal RV ResortPark details →#

  • Hookups: Full
  • Sites: 2,005 homesites, billed as Arizona’s largest RV resort; most are park models, so RV sites are a small share
  • Cost: $95 daily, $580 weekly (utilities included); $1,820 single Jan–Mar month; $5,045 for Jan–Mar; $6,120 Jan–Apr; $1,880 fall special
  • Max RV length: Not published; 18 ft minimum, with a few first-come sites for Class B vans

  • Best for: Van travelers and anyone who wants the biggest resort in the state

Mesa Regal, at 4700 E Main Street, is next door to Towerpoint and matches Valle del Oro’s pricing. It is the only Mesa Cal-Am resort that sets aside sites for Roadtrek-type Class B vans. A Campendium reviewer called the amenities “off the chart” and the setting “a concrete jungle in the middle of an RV city,” and both are true. Big rigs should ask about orange trees on the site, since overgrown trees have limited parking for larger coaches.

Sun Life RV ResortPark details →#

  • Sites: About 760 homesites (MHBO listing)
  • Cost: $86 daily, $500 weekly (utilities included); $1,595 monthly; $4,625 for three months including February; $5,455 four months; $1,220 fall special
  • Max RV length: Not published; 22 ft minimum, Class A or C, trailer or fifth wheel

  • Best for: A mid-size Cal-Am resort and the cheaper Cal-Am fall special

Sun Life sits at 5055 E University Drive, a mile north of Main Street. Its fall special ($1,220 for September 1 to January 1) is $660 less than the $1,880 at Valle del Oro, Towerpoint, Mesa Regal and Good Life, which makes it the obvious choice for snowbirds who arrive early.

Good Life RV ResortPark details →#

  • Hookups: Full
  • Sites: About 1,100–1,156 reported, mostly park models with RV sites scattered between
  • Cost: $74 daily, $440 weekly (utilities included); $1,335 monthly; $3,745 three months; $4,780 four months; $1,880 fall special
  • Max RV length: Not published; 22 ft minimum, Class A or C, trailer or fifth wheel

  • Best for: The lowest published three-month winter price in Mesa

Good Life, at 3403 E Main Street, is one of the closer Cal-Am resorts to downtown Mesa and the cheapest on paper: $3,745 for three months works out to about $1,250 a month before utilities. You give up some of the newer facilities at Valle del Oro, but you keep the pools, ballroom and dog agility park. RV sites are mixed in among park models rather than grouped, so ask for a site map.

Val Vista Villages RV ResortPark details →#

  • Sites: About 1,500–1,600 reported, including about 64 pull-throughs
  • Cost: Standard sites $76 daily, $445 weekly, $1,395 monthly, $4,055 three months. Pull-throughs: Fiesta $114 / $640 / $1,500; Val Vista Big Rig $128 / $720 / $1,620; Ranchos Deluxe $137 / $815 / $2,145 (daily / weekly / monthly)

Val Vista Villages, at 233 N Val Vista Drive, is the Cal-Am answer for 40-foot-plus coaches. The Ranchos Deluxe pull-throughs come with a privacy fence, picnic table and gas grill. It is also the only Mesa Cal-Am card that sets out a clear process for older rigs: send a photo before you reserve if your RV is more than 10 years old.

Cal-Am’s seventh Mesa park, Apache Wells (2656 N 56th Street, 320 sites), has the lowest rates in the group: $63 daily, $1,215 monthly and $3,445 for Jan–Mar. The catch is a two-month minimum during January–March.

All-ages and public campgrounds#

Mesa / Apache Junction KOA JourneyPark details →#

  • Hookups: Full hookup (94 sites) plus water-only and electric-only sites
  • Sites: About 165 per RVParx; 42 pull-throughs at roughly 25 x 60 ft
  • Cost: From $54 a night (Good Sam); extended stays from $810 a month (KOA). A Campendium guest averaged $73.66 a night for three weeks in a full-hookup pull-through in February–March 2025. Winter rates quoted live.
  • Max RV length: About 65 ft pull-through
  • Reservations: koa.com or 480-982-4015
  • Season: Year-round
  • Best for: Travelers under 55, families, and one- or two-night stopovers off US-60

The KOA sits at 1540 S Tomahawk Road, one mile north of US-60 exit 197. It is the full-hookup park in this guide with no age rule, so it’s the answer for mixed-age groups and for anyone turned away by the 55+ resorts. It has a heated pool (year-round), hot tub, laundry and an enclosed dog run. Its $810 starting monthly rate is well under any Cal-Am winter month, but check whether that figure applies in January–March before you plan around it.

Lost Dutchman State ParkPark details →#

  • Hookups: Water and electric (50/30/20-amp) at 68 sites; the rest non-hookup
  • Sites: 135 plus three group areas
  • Cost: $50 electric, $35 non-electric, $25 hike-in, plus a $3.60 reservation fee
  • Max RV length: No size restrictions
  • Reservations: azstateparks.com or 877-697-2757; 14 nights in any 30-day period
  • Dump station: Free for registered campers only
  • Best for: Desert scenery at the foot of the Superstitions

Lost Dutchman is the view you came to Arizona for: saguaros, paved loops and the Superstition Mountains’ west face directly above your site. It is five miles northeast of Apache Junction on the Apache Trail (SR-88), and the Siphon Draw and Treasure Loop trails start in the park. The 14-night cap makes it a place to rotate through, not a winter base. Book electric sites early for January–March weekends.

Usery Mountain Regional ParkPark details →#

  • Hookups: Water and electric at every individual site
  • Sites: 73 individual sites plus two group areas (group sites dry only)
  • Cost: $40 a night in 2026, rising to $50 in 2027 under the approved county fee schedule, plus a $10 reservation fee
  • Max RV length: 45 ft

  • Best for: Hikers and mountain bikers who want hookups 20 minutes from Mesa

Usery Mountain, on Usery Pass Road on the northeast edge of Mesa, is the closest desert campground to the Mesa resorts. Sites are gravel spurs with a table, grill and fire ring; the park has flush toilets and hot showers. The Wind Cave and Pass Mountain trails start inside the park. Plan around the price increase: a January–March 2027 trip will be booked at the $50 rate.

Booking the 2026–27 winter season#

The prime months are January, February and March. Many seasonal guests rebook before they leave in spring, so by fall the choice of RV sites at the popular resorts is thinner. If you’re still looking in September or October, call the resort rather than relying on online availability alone.

Watch the refund rules. Valle del Oro and Good Life issue no refunds after November 30 for January–March stays, Towerpoint makes stays over 30 days non-refundable once you check in, and Valle del Oro, Towerpoint, Mesa Regal, Good Life and Apache Wells state no refunds for early departure. Encore is more forgiving: long stays (28–184 nights) are fully refundable up to 45 days before arrival.

Monthly vs nightly vs seasonal#

The rate cards make the math simple. At Towerpoint, a winter night is $85, a winter month $1,555 and the three-month package $4,285, which is about $1,428 a month. Utilities are included on nightly and weekly rates, so a short stay is closer to an all-in price. On monthly and seasonal stays, metered electric, sewer and trash come on top; ask the resort for last winter’s typical monthly utility bill for a rig like yours.

Discount clubs don’t help in peak season: Cal-Am blacks them out from January 1 to April 1. The deals that do work are the $495 first-month offer for new Cal-Am guests, the fall specials (Sun Life and Apache Wells at $1,220 are the lowest) and Encore’s $100 monthly and $200 seasonal codes. Summer in the East Valley#

Mesa often tops 110°F in July. The resorts stay open, but Encore limits stays to 14 days per site between April 15 and September 15, and many activity programs pause. Cal-Am’s off-season month at Towerpoint ($1,170) is the cheapest published resort rate here, and it won’t feel cheap once you add the electric bill for running two air conditioners around the clock. Check your 50-amp cord, surge protector and roof seals before May.

The 55+ rules, explained#

Age qualification at these resorts means one person in each party must be 55 or older; a younger spouse is fine. Children and grandchildren can visit, but at the Encore resorts they’re capped at 14 days, and every Cal-Am visitor must register with guest services. Encore states it does not take reservations with children. Separately, check Cal-Am’s 10-year RV rule before you book: if your rig is older, send photos first.

For stays of 30 days or longer, electricity is billed separately. Encore's 2026–27 offers include $100 off a monthly stay and $200 off a 90–182 night seasonal stay; check the promo terms before booking.

Where can you camp near the Superstition Mountains with an RV?

Lost Dutchman State Park, 5 miles northeast of Apache Junction, has 68 water-and-electric sites at $50 a night and non-hookup sites at $35, with no RV size limit and a 14-night cap in any 30 days. Usery Mountain Regional Park has 73 water-and-electric sites for rigs up to 45 feet at $40 a night in 2026, rising to $50 in 2027.

Is there an RV park in Apache Junction without an age restriction?

The Mesa/Apache Junction KOA Journey on Tomahawk Road takes all ages, with about 165 sites (94 full hookup), pull-throughs to about 65 feet, nightly rates from $54 per Good Sam and extended stays from $810 a month per KOA. Lost Dutchman State Park and Usery Mountain are all-ages public campgrounds with water and electric.

Can you stay at Mesa RV resorts in summer?

Yes, but with limits. Encore's Mesa resorts cap reservations at 14 days per site from April 15 to September 15, although back-to-back stays on a different site are allowed. Cal-Am resorts publish off-season monthly rates (Towerpoint $1,170) and a flat Sept 1–Jan 1 fall special. Expect 105°F+ afternoons and a large metered electric bill.
