Holiday RV Park Pismo Beach Review: Rates, Sites & Rules (2026)
A researched Holiday RV Park review for Pismo Beach — 2026 rates ($82–$99 standard, $164–$198 pull-thru, 14.5% tax), the 36-foot rule, 195 full-hookup sites two blocks from the beach, discounts, and how it compares with Pismo Coast Village across the street.
Holiday RV Park is the quieter of the two big private parks in Pismo Beach proper. It has been family-owned since 1978, sits at 100 South Dolliver Street two blocks from the sand, and faces Pismo Coast Village across the street. Where its neighbour sells a village (restaurant, mini-golf, arcade, 400 sites), Holiday sells 195 level full-hookup sites, a heated pool at 83 degrees, a spa and a clubhouse, and not much else. For a lot of Central Coast RVers that is the point.
This review is built on the park’s own rate sheet and rules pages as published for 2026, plus the context from our Pismo Beach RV camping guide and the best RV parks in California pillar. Where the park does not publish a number, we say so.
Quick answer: Holiday RV Park charges $82 a night for a standard full-hookup site, $99 on non-prime days, and $164 to $198 for a daily pull-thru, plus 14.5% tax. All 195 sites have water, sewer and 30/50-amp power. The regular spaces fit RVs up to 36 feet overall; longer rigs pay extra for a pull-thru, back-in or 700s oversize site ($99 a night year-round). The beach is two blocks away, dogs are welcome (two per RV), and the park is a clean, no-frills alternative to the resort across the road.

Rates: what you actually pay
The rate page is unusual in that it lists a headline rate and a “non-prime” rate side by side, and the higher number is the non-prime one. Read it this way: the $82 standard and $164 pull-thru figures are the base, $99 and $198 are what the page shows for non-prime days, and prime days cost more still but are not published. Call for a prime-day quote before you assume anything for a Saturday in July.
Prime dates for 2026 are every Friday and Saturday all year, January 1, March 27 to April 5, May 22 to September 7, October 16 to 18, November 24 to 29 and December 22 to 31. In other words, the entire summer and every weekend are prime. A midweek stay in October or February is where Holiday is genuinely cheap for Pismo.
Three things change the total:
- Tax. A 14.5% transient occupancy tax is added to every night and is not in the posted rate. On a $99 night that is about $14.
- Card fee. Paying by credit or debit card adds 3%. Cash avoids it.
- Discounts. Mid-week, pay for three nights and get the fourth free (non-prime, standard sites only). A 10% long-weekend discount applies to Thursday–Sunday or Friday–Monday stays on non-prime dates. Family RV Association, AAA and Good Sam members get 10%; Harvest Hosts members, veterans, military and law enforcement get 15% with a card. Discounts do not stack with the weekly, monthly or mid-week specials.
The $509 weekly special is the best published value in Pismo Beach for a full-hookup site, but only on non-prime dates and only on standard sites, which rules out the summer.
The sites and the 36-foot rule
All 195 sites are level with full hookups, and the park describes three types on its booking form: Standard with 30-amp service, Premium with 50-amp, and Pull-Through. There is also a 700s oversize row at a flat $99 a night.
The rule that trips people up is length. The park’s rules page sets a maximum overall actual length of 36 feet and 102 inches wide, excluding slide-outs, for a regular space. If you are longer than that, you have two options: a pull-thru or back-in space for an additional fee, or the 700s row. An RV over 36 feet bumper to bumper “may need two pull-thru spaces,” and non-members are charged for two spaces every night in a pull-thru. A 40-foot Class A therefore does not pay $82; it pays the pull-thru rate, and possibly twice.
Measure your rig honestly before you book. The park also reserves the right to refuse an RV based on appearance or condition, though it publishes no age limit.
Pads are the standard Pismo mix of pavement and gravel in tight rows; this is a town park, not a forest, and you will see your neighbours. Reviews on the park’s own site praise the location and the quiet, and the fire pit and barbecue area.
Amenities
- Heated pool and spa. The pool runs at 83°F, which matters on the Central Coast where the ocean is cold and the afternoon wind is reliable. Children under 14 need adult supervision at the pool and spa.
- Clubhouse, playground, laundry. Functional rather than fancy.
- Wi-Fi and cable. High-speed Wi-Fi is included; cable TV is listed on every site.
- Pool house, fire pit and barbecue area. Mentioned in guest reviews.
- No restaurant, no mini-golf, no arcade. That is the trade against Pismo Coast Village, and it is why Holiday is quieter.
Rules worth knowing before you arrive
- Check-in 2 pm, check-out noon. Earlier or later may be approved by the office for a fee.
- One RV per site, six people maximum. Extra parking is $10 per vehicle, subject to space.
- Quiet hours 10 pm to 8 am.
- Pets: two per RV, 8-foot leash, attended at all times, not in the shower rooms, pool, spa, laundry or clubhouse.
- Stay limits: 21 days in the front section. The 700s row is also 21 days and the same guest cannot return for 14 days. Snowbirds can book up to seven consecutive months between September 15 and April 15.
- Cancellations: at least seven days before arrival to avoid a fee; inside seven days you may be charged one night.
- Booking window: non-owners up to three months ahead, holidays and special events 30 days ahead. A booking request is confirmed by email within 24 hours.
The park is member-owned in part: shares are sold on the site and owners get “up to 42 free days per year.” Non-owner rules are what apply to you.
Location: two blocks from the beach
Dolliver Street is Pismo’s main drag south of the pier. From Holiday it is two blocks to the sand, a short walk to the pier and downtown restaurants, and a longer walk south to the Monarch Butterfly Grove, which is the best free attraction on the Central Coast from November to February. Highway 101 is right there, which is convenient for arriving and audible from the closest rows.
For driving on the beach and the dunes, the Oceano Dunes SVRA and Oceano Campground are a few miles south; for a quieter state-park night, Pismo State Beach’s North Beach campground is the dry alternative. Our Pismo Beach guide compares all of them.
How Holiday compares with Pismo Coast Village
| Holiday RV Park | Pismo Coast Village | |
|---|---|---|
| Sites | 195 full hookup | ~400 full hookup |
| Standard nightly (2026) | $82–$99 + 14.5% tax | Higher in peak season; see our review |
| Amenities | Heated pool, spa, clubhouse, playground, laundry | Pool, restaurant, mini-golf, arcade, general store, bike rentals |
| Feel | Quiet, traditional campground | Busy family resort |
| Max length | 36 ft regular; pull-thru/700s for longer | Bigger-rig footprint; see review |
| Beach | 2 blocks | 2 blocks |
The two are across the street from each other, so location is a wash. Choose Holiday when a lower rate and a quieter evening matter more than on-site entertainment. Choose Pismo Coast Village for kids who need something to do at 4 pm, or for a rig over 36 feet that would otherwise pay Holiday’s double-space pull-thru rate.
Who Holiday RV Park is right for
- Couples and retirees who want a full-hookup base in walkable Pismo at the lowest published rate in town.
- Midweek and shoulder-season travellers who can use the third-night-free and $509 weekly deals.
- Snowbirds who want up to seven months on the Central Coast without a resort’s price tag.
- Rigs 36 feet and under.
Who should look elsewhere
- Anything over 36 feet that does not want to pay for a pull-thru or two spaces.
- Families who want a pool plus a restaurant, arcade and activities at the site.
- Anyone who needs a site in July on short notice; three-month booking windows and prime pricing apply.
Verdict
Holiday RV Park is the sensible Pismo Beach choice: 195 level full-hookup sites, a warm pool, a 14.5%-tax-inclusive total that still undercuts the resort across the street, and a two-block walk to the beach. Its one hard edge is the 36-foot rule. If you fit, book a non-prime midweek and use the discounts. If you do not, read the pull-thru pricing carefully or walk across the road.

Is Holiday RV Park or Pismo Coast Village better?
Holiday is the smaller, quieter and usually cheaper of the two, with 195 sites versus about 400, a heated pool and spa but no restaurant, mini-golf or arcade. Pismo Coast Village is the full resort with more amenities and a bigger-rig footprint. Pick Holiday for a simpler stay at a lower nightly rate; pick Pismo Coast Village for families who want on-site entertainment.
