Emerald Desert RV Resort Review: Site Classes, Rates & Who It Suits (2026)
A researched Emerald Desert RV Resort review for Palm Desert — six site classes with published RV-fit ranges to 65 feet, rates from $139, deposits and cancellation terms, the adults-oriented pools, pickleball, and how it compares with the other Palm Springs resorts.
Emerald Desert RV Resort is the Palm Springs-area resort we point big rigs to first, for a simple reason: it is the only one in the Coachella Valley that publishes an RV-fit range for every site class instead of a single “big rigs welcome” line. It sits on 33 acres at 76000 Frank Sinatra Drive in Palm Desert, a few minutes from El Paseo shopping and the Indian Wells tennis grounds, and it is run by Sunland RV Resorts.
This review uses the resort’s own site-class, rate and rules pages as published for 2026, plus the research behind our RV parks near Palm Springs guide, the Southern California RV parks pillar and the national luxury RV resorts ranking.
Quick answer: Emerald Desert has six RV site classes with published fit ranges from 38 to 65 feet, all with 30/50-amp power, water, sewer, cable and Wi-Fi. Rates start at $139 a night and are quoted live by dates, class and stay length, with summer monthly rates from May 1 to October 1. It is an adult-oriented resort with a heated adults-only pool, a main heated pool and hot tub, a fitness center and eight pickleball courts. Check-in is 1 pm, check-out noon, two pets are allowed, and pull-throughs are limited.

Site classes: the part worth reading twice
Most desert resorts describe sites as “standard” or “premium.” Emerald Desert publishes six classes, each with a stated RV length range and a location note:
- Premium, 39–50 ft. Concrete patio. The entry class.
- Deluxe, 38–65 ft. Patio surrounded by shade trees, and the widest fit band on the property. If you are over 57 feet combined, this is the class to ask for.
- Luxury, 38–57 ft. Adjacent to the Oasis pool and the chip-and-putt.
- Elite, 39–56 ft. Steps from the main pool and clubhouse.
- Platinum, 42–60 ft.
- Super Platinum, 40–60 ft. Pull-in and back-in sites with the best views.
Two cautions from the resort’s own page. First, these are class ranges, not a promise that every site in the class takes the top number, so reserve against your complete dimensions and confirm the specific site. Second, pull-throughs are limited and are not sold for extended stays; a monthly guest should expect to back in. Earlier Sunland listings cited a handful of Luxury pull-through pads up to 112 feet long; the current class page does not repeat that number, so treat it as something to ask about rather than count on.
Every site is a level pad with full hookups and 30/50-amp power. Passenger vehicles park parallel to the RV and must be registered at the office; one RV per site.
Rates, deposits and the fine print
Emerald Desert quotes live. The resort page says “rates starting at $139,” and the FAQ explains that the number depends on length of stay, site class, amenities and location. Summer monthly rates apply from May 1 to October 1, when the valley empties and the deals appear. Winter is the snowbird season and the price goes the other way.
What the resort does publish is the money mechanics:
- Nightly: deposit of one night plus tax if you arrive more than three days out, otherwise the whole stay. Cancel more than three days out and the fee is $25; inside three days you lose the deposit.
- Weekly: 25% deposit, or 100% within seven days of arrival. Same $25 or full-deposit split at seven days.
- Monthly: $600 deposit. $25 to cancel at least 14 days out, the full $600 inside 14 days.
- Site-selection fee: $200 on any reservation of two months or longer if you want a specific site.
- Overnight off-site vehicle parking is charged; the amount is not listed. Early arrival and late departure can be bought for a fee.
For a January month this adds up to a serious commitment before you arrive, which is normal for the Coachella Valley. The practical move is to book nightly for a first visit, walk the classes, then commit to a season.
Amenities and what they mean day to day
- Two heated pools and a hot tub. The main outdoor pool and hot tub, and a separate heated adults-only pool. The water is conventional, not mineral; if you want hot mineral pools, Sky Valley and Caliente Springs in Desert Hot Springs are the Palm Springs-area resorts that have them.
- Eight pickleball courts and tennis. Eight courts is a real program, not a token pair, and pickleball is the social core of a desert winter.
- Fitness center and classes. Published on the resort’s fitness page.
- Clubhouse with billiards and a grand piano, plus organized social events. The resort describes itself as adult-oriented with limited children’s activities.
- Chip-and-putt next to the Luxury sites; for real golf you are minutes from dozens of valley courses.
- Wi-Fi tiers. Free at 5 Mbps for email and browsing; a paid 15 Mbps tier if you intend to stream. Budget for the upgrade on a monthly stay.
- Propane only for fire pits and grills. No charcoal, wood or tiki torches.
- Villas are also rented, with a $250 pet cleaning fee that does not apply to RV sites.
Location
Frank Sinatra Drive runs through the heart of the valley’s resort belt. Palm Desert’s El Paseo restaurants and shops, the Indian Wells Tennis Garden (the BNP Paribas Open in March) and the Coachella and Stagecoach festival grounds in Indio are all short drives; the resort sells a Stagecoach weekend package (April 23–25, 2027) with RV sites from $139 and breakfast included. Palm Springs proper is about 15 miles west. Joshua Tree’s west entrance is roughly an hour north.
Summer is the catch for any Palm Desert resort: daytime highs above 105°F from June to September. That is why the monthly rates drop on May 1.
How Emerald Desert compares
| Resort | Water | Rig rules | Ownership | Who it suits |
|---|---|---|---|---|
| Emerald Desert, Palm Desert | Heated pools and hot tub | Published fit by class, 38–65 ft; all rig types | Rental resort | Big rigs and trailers wanting transparent sizing and resort amenities |
| Sky Valley, Desert Hot Springs | 13 mineral pools and spas | Rig-specific confirmation | Rental resort | Mineral-water soakers |
| Caliente Springs, Desert Hot Springs | Natural mineral pools | Rig-specific confirmation | Rental resort | Mineral water on a budget |
| Outdoor Resort Palm Springs, Cathedral City | 8 pools and spas | Any RV over 24 ft and under 15 years | Lot ownership, $25/day resort fee | Golf and long seasons |
| Motorcoach Country Club, Indio | Pools and waterways | Class A only | Lot ownership | Top-of-market motorcoach owners |
Our Palm Springs RV parks guide goes resort by resort. The short version: Emerald Desert is the all-rig, no-ownership, no-mineral-water resort with the best published dimensions, which makes it the default recommendation for a fifth wheel or a 45-foot coach that wants a resort winter without buying a lot.
The honest details
What works. Transparent site classes. Full hookups with cable at every site. Two heated pools, eight pickleball courts, a fitness center and a quiet, adult atmosphere. A central Palm Desert address. Clear deposit and cancellation rules.
What doesn’t. Live-quoted rates make budgeting a winter hard until you call. Pull-throughs are scarce and unavailable monthly. The free Wi-Fi tier will not stream. Families with young children will find little aimed at them. The $200 site-selection fee on long stays and the $600 monthly deposit are real money to lose if plans change.
Who it’s best for. Snowbird couples in 40- to 65-foot rigs who want pickleball, a warm pool and El Paseo within minutes, and anyone who has been turned away from a lot-ownership resort on rig age or type.
Who should look elsewhere. Mineral-pool seekers (Desert Hot Springs), Class A owners who want the ownership-resort social scene (Outdoor Resort, Motorcoach Country Club), families who need a kids’ program, and budget travellers; Emerald Desert starts at $139 before the valley’s winter premium.
Verdict
Emerald Desert is the easiest Palm Springs-area resort to book with confidence if you drive something large: pick the class whose published range covers your full length, pay the deposit, and the rest is a resort winter with real pools and a serious pickleball scene. Call for a dated quote, buy the Wi-Fi upgrade if you work from the rig, and book nightly before you commit to a season.
Site classes, rates, deposits and rules checked October 21, 2026 against the resort’s RV sites page and resort home page; pool, pickleball and fitness details against the amenities page as recorded in our Palm Springs research. Rates are quoted live; confirm with the resort for your dates.
Frequently asked questions
How much does Emerald Desert RV Resort cost per night?
The resort advertises rates starting at $139 a night and quotes live by dates, site class and length of stay. Summer monthly rates run May 1 to October 1. A nightly booking requires a one-night deposit plus tax if you arrive more than three days out, or full prepayment inside three days; monthly stays take a $600 deposit, and reservations of two months or more add a $200 site-selection fee.
What size RV fits at Emerald Desert?
The resort publishes a fit range for each site class: Premium 39–50 feet, Deluxe 38–65 feet, Luxury 38–57 feet, Elite 39–56 feet, Platinum 42–60 feet and Super Platinum 40–60 feet. Pull-throughs are limited and are not available for extended stays, so book against your complete length and ask for the class, not just a site.
Does Emerald Desert have full hookups?
Yes. Every RV site has 30/50-amp electric, water, sewer, cable TV and complimentary Wi-Fi (a free 5 Mbps tier, with a paid 15 Mbps tier for streaming), plus daily trash pickup and one bag of ice.
Is Emerald Desert RV Resort adults only?
It describes itself as adult-oriented with limited organized children's activities, and it has a heated adults-only pool alongside the main heated pool and hot tub. No minimum guest age is stated, but families with young children should expect a quiet, retiree-leaning resort rather than a kids' program.
Are pets allowed at Emerald Desert RV Resort?
Yes, up to two pets per site, leashed outside the RV, with no aggressive breeds. The $250 pet cleaning fee applies to villa rentals, not RV sites.
What is Emerald Desert's cancellation policy?
Nightly stays: a $25 fee if you cancel more than three days before arrival, or loss of the deposit within three days. Weekly: $25 more than seven days out, full deposit inside seven days. Monthly: $25 if cancelled at least 14 days out, the $600 deposit inside 14 days.
How does Emerald Desert compare with other Palm Springs RV resorts?
It has the clearest published large-rig dimensions of any Coachella Valley resort and a conventional heated pool and hot tub rather than mineral water. Sky Valley and Caliente Springs in Desert Hot Springs are the mineral-pool choices; Outdoor Resort Palm Springs and Motorcoach Country Club are the lot-ownership golf resorts with stricter rig rules. Emerald Desert is the all-rig resort in the middle: welcoming to trailers and fifth wheels, with resort amenities and transparent site classes.
