How the Lots Differ#

Bluewater Key is not a standardized campground with one repeated pad type. Every site is privately owned, and the operator says no two sites are the same. Every lot has a tiki hut, but its furnishings, kitchen equipment, privacy, water access, dock, and landscaping depend on the individual owner and published lot description.

Tropical Lots#

Tropical lots are the inland category and the least expensive entry point. Their value comes from vegetation, privacy, and access to the resort’s shared facilities rather than a private waterfront edge.

For travelers who will spend most days exploring Key West or the water, a well-equipped Tropical lot can deliver the tiki-hut experience without the Bayfront premium. Compare the actual photographs and included furnishings because Silver, Gold, and Platinum still differ.

Canal Lots#

Canal lots add water orientation and can appeal to guests who value a dock-like setting. A canal label does not automatically mean that every boat or draft can reach the lot safely. The resort’s surrounding water is extremely shallow, and the individual listing should identify the usable water access.

Bayfront Lots#

Bayfront lots command the highest rates. They provide the broadest open-water setting, but they also show the largest seasonal price jump. A winter Platinum Bayfront lot is currently published at $361/night before tax and processing fees.

Pay that premium only when the water view and the exact lot’s outdoor setup are central to the trip. Guests who will be away in Key West all day may get better value from a Tropical or Canal category.

What a stay actually costs. Three nights is the advance-booking minimum. On the cheapest Silver Tropical lot that is $273 in fall 2026 and $663 in winter; on a Platinum Bayfront lot it is $774 in fall and $1,083 in winter. Add Florida tax and the 3.5% card fee on top of each.

The published prices exclude Florida tax. Credit-card payments add 3.5%, and the resort accepts Visa, Mastercard, and Discover rather than cash, checks, or American Express. Platinum Plus pricing is available by phone.

The base rate covers up to six people. The rate page allows up to ten people at the site during the day, but all visitors must register and leave by 10 p.m.

Minimum Stays and Holiday Rules#

An advance reservation—defined as more than seven days before arrival—requires three nights. A booking made inside seven days can be shorter by calling the office, subject to availability.

Named holiday periods require four nights for advance reservations. The published list includes Memorial Day, Fourth of July, Mini Lobster, Labor Day, Thanksgiving, Christmas, and New Year. For the coming season the blocks are Thanksgiving November 26–29 (no arrival November 27), Christmas December 24–27 (no arrival December 25) and New Year December 31–January 3 (no arrival January 1); in 2027, Memorial Day May 28–31, Fourth of July July 1–4, Mini Lobster July 28–31 and Labor Day September 3–6.

The summer and fall holiday blocks (Memorial Day, Fourth of July, Mini Lobster and Labor Day) also carry a 10% premium; the rate page lists no premium for the winter holidays. Confirm which days are treated as the holiday block before choosing arrival and departure; several periods restrict arrival on the holiday itself.

Cancellation and Reservation Changes#

Bluewater Key’s cancellation deadline changes with season:

A timely cancellation returns the deposit less a one-night cancellation fee. A cancellation after the deadline forfeits the full deposit.

There is one ownership-specific risk: if a rented lot is sold, the new or current owner can occasionally cancel an existing reservation. The operator says this is rare and that it tries to reduce disruption, but it is a real difference from booking a campground-owned pad.

The resort accepts a narrower set of equipment than a typical campground.

Every RV is escorted to its lot. The resort does not allow late arrivals and says it has no overflow parking. Overseas Highway has no alternate route, and traffic can be heavy, so a tight same-day drive from the mainland creates unnecessary risk.

Use a conservative arrival plan:

• Fill fuel and supplies before the final Lower Keys segment.
• Check US-1 traffic before departure.
• Build in bridge, crash, and weather delay.
• Call the office before the deadline if progress changes.
• Do not plan to wait outside the gate in a large RV.

Bluewater Key’s ownership materials state that electric, water, sewer, cable, and Wi-Fi are included with the daily rental. The fully self-contained RV rule remains important even with utility service. Arrive able to use your own bathroom and kitchen, and do not assume a shared bathhouse replaces missing RV systems.

Wi-Fi performance can vary with occupancy and site location. Anyone working remotely should retain cellular backup and test the exact connection before a critical call.

Fire, Cooking, and Outdoor-Living Rules#

The private tiki hut is the defining feature, but fire rules are strict. The resort prohibits:

• Wood or propane fire pits
• Charcoal grills
• Candles
• Tiki torches
• Outdoor sleeping under the hut or elsewhere on the lot

Propane grills are allowed when positioned at least 10 feet from the tiki hut. Do not treat a decorative outdoor kitchen or fire feature in a photograph as permission to use an open flame under current rules.

Vehicle and RV maintenance is prohibited unless performed by an approved vendor. Washing requires office permission and a fee: $20 for an RV and $10 for a standard vehicle.

Boats, Docks, and Shallow-Water Reality#

The water is beautiful and unforgiving. Bluewater Key says surrounding depths can be only 12–18 inches over a hard-rock bottom. Its general boating guidance is a maximum 18-inch draft and 24-foot boat length.

Community dock slips currently cost $10 per day, are first-come and subject to availability, and should be requested when reserving. The captain remains responsible for deciding whether a boat can navigate safely; the resort does not certify an individual vessel.

Trailer and dolly storage is separate because boats, cargo trailers, and car dollies cannot remain on the RV lot:

The resort’s boating guide describes a marked “Go Zone,” shallow approaches, swimmers, and the need to consult current charts. Experience in deeper inland lakes does not substitute for Lower Keys shallow-water navigation.

Pool, Shared Spaces, and Nearby Recreation#

The official map identifies a pool, kayak launch, dog park, People Park, community dock, laundry, and clubhouse. The pool operates from 9 a.m. to dusk without a lifeguard.

Baypoint Park is about an eight-minute walk east along the Heritage Trail and offers a playground plus volleyball, tennis/pickleball, basketball, bocce, and open-field space. That nearby public recreation is useful because the resort’s strongest on-site feature is private lot living rather than a large activity complex.

The address uses Key West, but the resort is not in walkable Old Town. Plan a car, legal Class B movement, or another transport option for Duval Street, Mallory Square, and city attractions.

Pets#

Some rental lots are pet-friendly and others are not. The current public pages contain conflicting pet-count language: one section caps a site at two pets, while the detailed pet policy and the rates page allow a third dog for $10 per night on top of a nonrefundable $25 pet fee per reservation.

Treat the exact lot description and written reservation confirmation as controlling. The resort also lists restricted breeds, requires a leash no longer than five feet, prohibits unattended outdoor pets, and excludes animals from the pool, People Park, clubhouse, laundry, storage, and restrooms.

Hurricane and Tropical-Storm Policy#

The Atlantic hurricane season runs June 1–November 30. Bluewater Key publishes a storm exception tied to NOAA’s five-day forecast cone.

When either the guest’s listed residence or the resort falls inside the qualifying forecast cone for a named tropical storm, hurricane, or major hurricane—and the reservation dates fall within the applicable window—the guest may cancel for a full refund. Guests already on-site can receive a refund for unused nights, and mandatory Florida Keys evacuation orders also trigger a refund for unused nights.

Read the exact policy and follow Monroe County evacuation instructions. A refund does not make a late evacuation safe; visitors can be asked to leave before residents, and US-1 is the only road out.

Large, private outdoor-living spaces. Every lot has a tiki hut, and the landscaping is designed to avoid the reach-out-and-touch-your-neighbor feel.

Bluewater Key holds 4 out of 5 across 216 Tripadvisor reviews (14th of 36 specialty lodgings in Key West) and 4.2 out of 5 across 26 Campendium reviews, where cleanliness scores 4.9 and site quality 4.8. One Campendium reviewer paid $300 a night in May 2026, in line with the upper summer Bayfront tiers. Campendium lists 81 sites with 30- and 50-amp full hookups and rigs to 45 feet.
